The gig economy, a term used to refer to the demographic of individuals who engage in freelancing and side-work, is on the rise, and with it comes a significant transformation in the way individuals work and secure their means of living. Coworking Insights’ 2022 article on flexible workspaces reported that as of 2019, these spaces accounted for around 4% of work areas worldwide. However, post-COVID, multiple studies and projections show that by 2023 more than 35% of office spaces are flexible in some form. A Statista study conducted in 2022 has shown that more workspaces are springing up in North America, Europe and Asia, with less than a thousand per continent in other areas.

Research shows that by the year 2030, about 30% of corporate real estate portfolios will consist of some sort of flexible workspaces. Moreover, real estate developers are adapting to the needs of the gig economy by designing spaces that cater to the evolving demands of freelancers and independent contractors with amenities such as high-speed internet, meeting rooms, and communal areas, all of which foster productivity and connectivity among gig workers.


Beyond the workplace, access to affordable housing stands as a pivotal consideration for individuals actively participating in the gig economy. The inherent income volatility experienced by many gig workers presents a barrier to securing traditional mortgages or conventional rental agreements. Recognizing this pressing need, real estate developers and investors are increasingly directing their efforts toward affordable housing alternatives, such as micro-apartments and co-living spaces.


These innovative housing solutions present adaptable lease terms and reduced initial costs, rendering them more attainable for gig workers who frequently relocate or contend with irregular income streams. By specifically addressing the housing requirements of gig workers, the real estate sector plays a crucial role in providing stability to their personal lives, ultimately enabling them to channel their focus more effectively into their professional endeavors.


The emergence of short-term rental platforms such as Airbnb and Vrbo have also ushered in significant opportunities for real estate investors and property owners alike. It is anticipated that the short-term rental market will generate USD 19.3 Bn. in the USA alone (Statistica, 2023). In the context of gig work, where professionals often traverse various locations for assignments, these type of short-term rentals offer a flexible, cost-effective, and comfortable housing alternative.


In 2021 alone, there was a notable increase of 28% in bookings for unique and non-traditional accommodations (Doorloop, 2023). This trend has spurred property owners to strategically invest in real estate with the explicit intent of leasing their properties to gig workers on a short-term basis. Engaging in the short-term rental market not only enables property owners to broaden their revenue streams but also addresses the dynamic accommodation needs of gig workers.


Furthermore, real estate plays a pivotal role in fortifying the gig economy by providing environments conducive to entrepreneurship. Urban areas are witnessing an increasing prevalence of incubators, accelerators, and innovation hubs, strategically designed to offer gig workers access to valuable resources, mentorship, and networking opportunities. These specialized spaces actively promote collaboration and innovation, rendering them highly conducive for gig workers aspiring to launch their own startups or side businesses.


The gig economy is reshaping the way people work, and real estate is playing a pivotal role in facilitating this transformation. Through flexible workspaces, affordable housing solutions, short-term rentals, and support for entrepreneurship, real estate is empowering gig workers and enabling them to thrive in an increasingly dynamic and competitive job market.
